The renovation of Commerce Center is progressing nicely! New design elements, signage and common area upgrades are near completion. The plans are unfolding for our new building, in the rear of the property (rendering below), which will replace the parking deck. The new building will become home for the new Klein Enterprises and Metropolitan Management offices in 2013! Dan Flamholz has been very busy bringing new tenants to Commerce Centre, and his pace is not slowing! We are pleased to welcome Alturnative Fitness, Charm City Yoga, Banks Contracting & the Self Center. Approximately 9,000 square feet leased since the beginning of 2012, and several leases are out for execution!

• 40 West Shopping Center, Route 40 & Rolling Road, Catonsville
The following new tenants opened in the first quarter of 2012 at 40 West: (1) Hannoori Wings t/a America’s Best Wings & Seafood - 1,600-SF; (2) Sweet Frog Premium Frozen Yogurt (tenant represented by Scott Garfield of Trout Daniel) - 2,000-SF next to Starbucks; (3) Peepers Eye Care signed a lease for the former 2,400-SF Pearl Vision, slated to open April 1st. Dan Flamholz and Trish Palumbo represented the landlords, 40 West, LLLP & 809 Associates, LLLP.

• Cherry Valley Plaza Shopping Center, Reisterstown Road & Cherry Valley Road, Reisterstown
KS White Tiger Martial Arts will be opening this summer in the former Blockbuster-5,100-SF. Trish Palumbo represented the landlord and Stephen Hong, of Trans Potomac Commercial, represented the tenant.

• Northwest Plaza, Wabash Avenue & Northern Parkway, Baltimore City
The Klein-Metropolitan Management team is working closely with SecurityPlus to design and build a new 3,000-SF, free-standing branch. Their opening is projected to coincide with the grand opening of the Social Security Administration in 2013. Trish Palumbo represented the landlord, Northwest Plaza Associates, LLLP in the transaction.

• Hilltop Shopping Center, Reisterstown Road & Rogers Avenue, Baltimore City
PNC Bank will be opening a new, in-line branch and a drive-thru kiosk at Hilltop, where the new MVA is located. The change in the center looks great, and the new tenants are thriving! Trish Palumbo represented the landlord in the lease negotiations, and Melissa Webb, of The Rappaport Companies, represented PNC.

• Deer Park Center, Randallstown, Liberty Road, Randallstown
Dan’s new deals at Deer Park Center, Randallstown: (1) The Wild Pea (makers of hummus)-3,000 SF; (2) Symone Performing Arts Theatre -3,900-SF; (3) Honey Biscuits (catering service) - 1,375 SF.

Construction Update: The Village at Odenton Station

Delivery of approximately 57,000 square feet of retail space, and 235 residential apartments begins this month! Proposals and leases are out for needed amenities and services, including restaurants, dry cleaner, dentist, orthodontist, convenience market, wine shop and others. The one and two-bedroom-apartments will be fully-leased, or close, by the end of the year at rental rates ranging from $1,500-$2,100 per month.

Hundreds of other residential units are under construction in Odenton Town Center. The new, 60,000-SF John Hopkins-Anne Arundel Health System facility will be open this November, along with Patient First, less than two miles from The Village at Odenton Station.

Odenton Town Center is in dire need of services, especially food uses, outside Ft. George G. Meade, with over 100,000 cars passing through the gates daily. The MARC station, opposite the project, has 3,000 daily riders, and service will likely be expanded to include weekends & evenings in the near future.

The last game on Ft. Meade’s golf course is slated for the end of April, to make room for the new Cyber Command Center – thousands more jobs, jobs, jobs!
